FNMA/FHLMC

Fannie Mae and Freddie Mac, both Government Sponsored Enterprises (GSE), play an even greater role in the housing market today as our nation recovers from the worst housing crisis since the Great Depression.

Both Fannie Mae and Freddie Mac are considered mortgage finance companies, but they do not offer home loans, instead they stand behind mortgage lenders – local and national banks, thrifts, credit unions, and other financial institutions in all 50 states – to securitize or buy the mortgage loans they originate, enabling them to replenish their funds so they can lend to other homeowners.

FNMA & FHLMC Appraiser Resources, Guidelines, & Regulations

Both FNMA and FHLMC have adopted the Uniform Appraisal Dataset (UAD). The intent or purpose of the UAD is to improve the quality and consistency of appraisal data on loans delivered to the GSEs. At the direction of the Federal Housing Finance Agency (FHFA), FNMA and FHLMC developed the (UAD), which defines all fields required for an appraisal submission for specific appraisal forms and standardizes definitions and responses for a key subset of fields.
