Custom Home Valuation Guide For Appraisers

How many of you have walked into a home and wondered: ‘who designed this?’ or listened to a group of Realtors after their Friday home tour wondering: ‘how on earth am I going to sell this one?”.  Good design does matter!  Not only is it more pleasing to the eye, but good design can add a lot of Value to a home. 

Most of us seem to know when a home is well designed, and is probably worth more because of that, but often can’t put our finger on why, or how to show that using the standard, residential appraisal method.  The standard appraisal method primarily relies on square footage and comparisons to other similar size homes.  This method works fairly well for appraising production homes but is often incomplete or inadequate when trying to assign an accurate value to a custom home.

The goal of this course is to assist the appraisal community in understanding how to recognize good design by helping them understand the process involved in achieving good design, and to show how to utilize a form that can be used to give a more accurate value to a home in their appraisal report.
