I am a boots in the snow Certified Residential Appraiser from Minneapolis / St Paul where I have been doing residential work since 1999. Six years ago a friend was helping me sort out regression analysis. After some difficulty getting regression to work, he noticed my cost manual on my desk and asked if I had ever used cost data as a benchmark. That was the spark that started Solomon, a suite of applications coded by my friend and partner John Willems. Solomon uses the cost approach to extract depreciation from the market and applies that to the cost of one more square foot, one more bath, one more garage stall, etc. Solomon has since expanded to include secondary data (surveys) and sensitivity analysis to help appraiser’s solve a multitude of grid adjustment problems.
